The perfect window lets light and warmth in when you want it and keeps heat and cold out when you don't want them. Properly sealed and functioning, enhance the environment of our homes. Over time weather elements attack the window sash, casing, frames and sealant materials causing the windows to function improperly and/or lose their seal. Depending on the condition of the window components, you have several options. You can replace the entire unit, casing and windows, with an entirely new set. You can replace the individual sashes. Or, you can repair the existing materials.

Repairing the existing Unit

The goal is to return the window to its original condition. If the sash or casings are made of wood, begin by inspecting the pieces. If the wood has swollen, cracked or withered, you have the choice to repair or replace parts as required. This would be a good time to clean and sand all the pieces, remove chipping paint, repair and tighten joints, and add a new coat of paint. Inspect, clean and lubricate any operators or moving parts.

Aluminum window casings and sashes can be replaced easily with ready-made, replacement windows. At the time of replacement, inspect and clean all tracks and operators. Repair or replace damaged aluminum channeling and inspect seals.

Replacing the Window Sashes Only

This might be a good time to consider upgrading to energy-efficient windows. Dual pane windows offer extra insulation qualities.

If you are replacing an aluminum window sash, take your old one with you to the window supply outlet. Compare the extrusions to make sure the new window matches up with the casing in your wall. Clean, repair and lubricate the casings before installing the new sash.

Replacement Windows

You also have the option to remove the existing window, casing and all. You can create your own new casings and sashes or purchase complete-set window replacements. It is imperative that the new casing be installed in a level and square opening. Carefully measure the new window casing and match the window opening to it.

Energy Efficient Windows

Going green means so much more nowadays than just doing your part to help the environment. It means money in your pocket. With The American Recovery and Reinvestment Tax Act (ARRA) of 2009 offering tax rebates for approved window replacements, now is a great time to replace outdated and inefficient aluminum windows.

The ARRA does have certain stipulations on the type of windows that qualify for the tax rebate. The U.S. Department of the Treasury has guidelines listed on their website for you to read and understand before you decide which vinyl windows to purchase. Do your homework to understand window rating labels so you know which windows will earn you a tax rebate. Windows that qualify for the tax rebate must meet thermal performance requirements.

There are three factors to pay close attention to when estimating thermal performance of a window. Lower numbers are better for each of these ratings.

  1. U-Factor
  2. Solar Heat Gain Coefficient
  3. Visible Transmittance
